Host and company terms
Last updated 14 oktober 2026
These terms apply to anyone who lists a home on Bookalizer, either as an individual or a company, and to the team members they invite. They sit alongside the guest terms and our privacy policy. They are written to be read, so please read them.
Who these terms are for
Bookalizer is run by [Operator company name] (company number [company number], registered in England and Wales, [registered office address]). “You” means the host business that creates a company on Bookalizer: you or the company you represent. You confirm that you can accept these terms for that business.
Listing is free
- There is no charge to list, no subscription and no commission. You keep 100% of the price you set: nightly rates, cleaning fee and extra-guest fee, less any discounts you choose to offer.
- Bookalizer earns a service fee paid by the guest, currently 12% of your price for the stay plus VAT where it applies. The fee is always included in the total guests see, and it is shown as its own line at checkout. You can see exactly what guests will pay in the pricing screens of your workspace. See how our fees work.
- Bookalizer pays the card processing costs out of its service fee.
- If we ever introduce optional paid services for hosts, they will be clearly priced, opt-in, and announced at least 15 days in advance. Listing will stay free.
Your company, team and access
- Each host business has one company workspace. The person who creates it is its owner. Owners can invite team members and give each one a role: manager, reservations, calendar & pricing, finance, housekeeping, property owner (limited to chosen homes) or viewer. Each role only gives access to what that job needs.
- You are responsible for what your team members do in your workspace. Remove access promptly when someone leaves.
- Owners and finance members must use two-step login.
- Your company can have its own branded booking site on its own web address. Those bookings are made under these terms and the guest terms, with the same guest service fee unless we agree a different rate with you in writing.
Your listings
- Listings must be accurate and kept up to date. That includes photos of the actual home, the number of guests it sleeps, beds, amenities, accessibility, house rules, fees, the address and the cancellation policy.
- Keep your calendar accurate. If you also take bookings elsewhere, connect your calendars so dates can't be double-booked.
- You must not discriminate against guests, ask guests to pay outside Bookalizer for a Bookalizer booking, or collect money that wasn't shown at checkout. The only exception is a security deposit that your listing clearly discloses.
- We check a company's first listing before it goes live, and we may review any listing at any time. We will tell you why if we reject or remove one.
- You give us a licence to show your listing content (photos, text and prices) on Bookalizer, on your booking site, and in our marketing of your listing. The licence lasts while the listing is on Bookalizer, plus a reasonable time to take marketing down.
Licences, safety, insurance and tax
- You are responsible for having the right to let the home, and for any licence, registration, planning permission or permission from a landlord, lender or insurer that you need. Examples are short-term let licences in Scotland, the 90-night limit for entire homes in Greater London, and registration numbers in Paris, Barcelona, Lisbon or Amsterdam. Where a registration number is required we ask for it and show it on the listing.
- You are responsible for guest safety and the law where the home is: gas and electrical safety, smoke and carbon monoxide alarms, fire safety and furniture regulations.
- You must hold suitable insurance for short-term letting, including public liability cover.
- You are responsible for your own taxes on your income. Unless a tax rule in your listing says Bookalizer collects it, you are also responsible for local tourist taxes, even though we add known taxes to the guest's total. Under the UK digital platform reporting rules and the EU's DAC7, we must collect your tax details and report your earnings to tax authorities each year. We will send you a copy of what we report.
Bookings and cancellations
- A guest's booking is a contract between you and the guest, made through Bookalizer. You must honour confirmed bookings at the price and on the terms shown to the guest.
- If a guest cancels, they get the refund your cancellation policy allows, and you keep the rest of your share.
- If you cancel, the guest gets a full refund and you receive nothing for that booking. Cancelling often can lower your listing's position in search, and repeated or bad-faith cancellations can lead to suspension.
- If a guest reports a serious problem you cannot fix, we may cancel the booking and refund the guest for the nights affected. We will tell you why and listen to your side first, unless guest safety requires us to act straight away.
Payment and payouts
- Payouts are made through Stripe Connect. To get paid you need a Stripe account in your company's name and must complete Stripe's identity checks. You also accept the Stripe Connected Account Agreement.
- We take the guest's payment as your limited payment collection agent. Your share is sent to your Stripe account about 24 hours after check-in. Stripe then pays it to your bank on your payout schedule.
- If a guest is refunded after you have been paid (for example because you cancelled), we may recover your share from future payouts. We will tell you first.
- Card disputes (chargebacks): if a guest disputes a payment with their bank, we answer the bank using the booking records. These are the terms and policy the guest accepted, the stay dates and the messages, plus anything you send us. Every payment is authenticated by the guest's bank (3D Secure), so disputes claiming the card was used without permission are normally the bank's loss. For other disputes, for example that the home wasn't as described, we may recover the disputed amount from your share if the bank decides against us. We will tell you when a dispute opens and ask for your evidence.
How homes are ranked in search
These are the main things that decide where homes appear when guests search, in rough order of importance:
- Match: the home is available for the dates, fits the number of guests, and meets the filters chosen (place, price, type, amenities and so on).
- Price: the all-in total for the guest's dates.
- Listing quality: photos (number and resolution), a complete description, amenities, house rules, arrival information and an accurate map location.
- Guest experience: review scores, and how reliably you respond to messages and keep bookings without cancelling.
Guests can also sort by price or rating, which overrides this order. Nobody can pay to rank higher, and the service fee rate does not affect ranking. If we ever change this, we will update this section and tell you at least 15 days before.
Reviews
Only guests with a completed booking can review a stay. You can publish one reply to each review. We never sell, edit or hide genuine reviews. You must not offer anything in return for a review, or ask for a good review in exchange for something. You can report a review that breaks our rules, and we will look at it.
Data
- For each booking you get what you need to host: the guest's name, number of guests, dates, messages and, where your team's role allows, their contact details. Use guest data only to host that stay and to meet your legal duties. You must not use it for marketing unless the guest has given you their consent.
- You and Bookalizer each control the guest data you hold. We hold booking, payment, review and message data and use it as our privacy policy describes. You can export your reservations, statements and reports at any time from your workspace.
- We do not give your business data to other hosts.
Restricting, suspending or ending your use
- We may restrict or suspend a listing or company if: you seriously or repeatedly break these terms or the law; a listing is unsafe or inaccurate; we suspect fraud; or we must do so by law. When we do, we will tell you the reasons, at the latest when it takes effect, and how to challenge the decision.
- We may end our service to your company completely by giving you 30 days' notice with reasons. The exceptions are a legal obligation, serious or repeated breaches, or fraud, when we may act immediately and will still give reasons.
- You can close your company at any time once your upcoming bookings are completed, cancelled or moved.
Complaints and mediation
Raise complaints through the help centre or at support@bookalizer.com. This includes complaints about our decisions, technical problems or how these terms are applied. We handle them free of charge, acknowledge them within 2 working days, and aim to reply in full within 14 days. If we can't settle a dispute, we will consider mediation in good faith. Bookalizer is currently a small business, so the rule that platforms must name mediators does not yet apply to us. We will update this section when it does.
Changes to these terms
We will tell you about changes to these terms at least 15 days before they apply, or longer when you need more time to adapt. If you don't accept a change, you may close your company before it applies.
General
- Each of us is responsible for our own legal obligations. Nothing in these terms limits liability that the law does not allow to be limited.
- Apart from that, our total liability to you in any 12 months is limited to the service fees we earned from your bookings in that period.
- These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. This does not take away any mandatory rights you have under the law of the country where your business is based.
