How our fees work
Simple and upfront: the price you see already includes everything you have to pay.
Draft: this page is awaiting legal review before Bookalizer launches.
For guests
- Every price includes the host's price, cleaning and extra-guest fees, our service fee with any VAT, and known local taxes.
- At checkout you see the same total, line by line. Nothing is added at the end.
- The Bookalizer service fee is 12% of the host's price for your stay, plus VAT where it applies. It pays for secure payments, customer support and running the platform.
- If you cancel and the host's policy gives you a refund, the same share of the service fee is refunded too. If the host cancels, you get everything back.
For hosts
- Listing is free: no subscription, no commission.
- You keep 100% of the price you set. Bookalizer covers card processing costs.
- Your workspace shows exactly what guests will pay for your home and what you will receive.
Example
A 3-night stay in a UK home at £100 a night, with a £50 cleaning fee:
| 3 nights × £100 | £300 |
|---|---|
| Cleaning fee | £50 |
| Host's price for the stay | £350 |
| Bookalizer service fee (12%) | £42 |
| VAT on the service fee (20%) | £8.40 |
| Guest pays (the price shown in search) | £400.40 |
| Host receives | £350 |
VAT on the service fee depends on the country of the home. Some cities also charge a tourist tax, which is shown as its own line.
Local taxes
Some cities charge visitors a tax per night or a percentage of the price, for example the Edinburgh Visitor Levy. Where we know about it, it's included in the total and shown as its own line.
