Taxes and reporting to tax authorities

Tourist taxes, VAT on our fee, and the yearly host report to HMRC and EU tax authorities.

Tourist taxes

Some cities charge a tourist tax per night or per guest, for example the Edinburgh Visitor Levy. Where a tax applies, it's added to the guest's price and shown separately. In most places the host pays it to the council, so it's included in your payout.

VAT on the service fee

The service fee is charged to guests, not hosts. Bookalizer pays the VAT on it to the right tax authority.

Reporting to tax authorities

Under the UK's reporting rules for digital platforms (HMRC) and the EU's DAC7 rules, Bookalizer must report hosts' earnings each year by 31 January. To do this we need, for each host company:

  • legal name and address;
  • tax reference (UTR or tax identification number) and VAT number if you have one;
  • company number for businesses, or date of birth for individuals.

The report lists how many paid stays you had and how much we paid you in each quarter, plus the address of each home. We'll send you a copy. Keep your company details up to date in your host workspace so the report is correct.

Your own taxes are your responsibility. If you're unsure what to declare, ask an accountant.
